ProVision’s in-house leasing service has saved optometry practices within the network more than $1.8 million over the 2022/23 financial year.
The 400+ member optometry network said the figures represent a combination of savings by CBD practices – heavily impacted by the pandemic – as well as negotiations of shopping centre leases.
ProVision’s support has also enabled regional practices to be more proactive in lease management, the organisation said.
“Mark Corduff, ProVision’s business services manager, works tirelessly to ensure independent optometrists are on the front foot when it comes time for a lease renewal,” the network said.
“His thorough experience in corporate real estate has been a major coup for ProVision practices, whether they are in regional or metropolitan locations, operating independently or as part of a centre.”
Corduff said the key to ensuring a positive leasing outcome is to understand both the commercial market and the intricacies involved in landlord negotiations.
ProVision has a database where it stores and monitors leases for approximately 100 of its members, who are notified 12 months in advance of lease expiration.
“This approach provides ProVision and the practice ample time to strategise and prepare before the critical stages of an agreement. Initial conversations typically focus on long-term business needs, progressing to specifics such as potential relocation, upgraded fit-outs, or even practice sales,” the network said.
With exclusive access to shopping centre data, the ability to conduct market reviews for specific locations, and an extensive understanding of the commercial leasing industry, ProVision said its members are free to focus on day-to-day operations knowing they are fully supported in the background.
“Practices report that having a seasoned partner throughout the leasing process alleviates some of the most significant small business pressures – with savings delivered directly to their bottom line,” ProVision said.
